Why so many buyers are looking at Lombok in 2026

Why so many buyers are looking at Lombok in 2026
Yes, a foreigner can own a villa in Lombok, legally and securely, if it is held the right way. This guide explains how ownership works, what a villa in Kuta costs to buy and run, and the checks to make before you sign.
Lombok sits a 35-minute flight east of Bali. It has the beaches, surf and mountains people fell for in Bali twenty years ago, without the traffic. Flight access is growing fast: Scoot has lifted direct Singapore–Lombok flights from four to ten a week, and NTB province's international flights rose from 14 to 20 a week from June 2026 (RRI). TransNusa also announced a Darwin–Lombok route for early 2026 (KarryOn).
More flights mean more guests, and more guests mean villa owners can rent out their homes when they are not using them. That is why buyers who missed Bali's early years are now looking one island east.
Can foreigners own property in Lombok?
Foreigners cannot hold Indonesia's full freehold title (Hak Milik), but there are three legal ways to own and control a villa. Most investors who plan to rent use a PT PMA, a foreign-owned Indonesian company (Emerhub).

Route | Who holds the title |
PT PMA with HGB (Right to Build) | Your foreign-owned company |
Hak Pakai (Right to Use) | You, as a KITAS or KITAP holder |
Leasehold | You, under a notarised lease |
Terms from InCorp Indonesia, updated November 2025. Rules change, so confirm the current position with an Indonesian notary or lawyer before you commit.
A PT PMA is the route most rental investors choose. The company can hold the title, earn rental income legally and sell the villa later. It does carry yearly reporting and tax filings, so budget for an accountant.
Why Kuta and Mandalika

Kuta, on Lombok's south coast, is where most of the island's new tourism is landing. It is the gateway to the Mandalika Special Economic Zone, which offers tax incentives and simpler business licensing for investors.
MotoGP on the doorstep. The Mandalika street circuit hosts the Indonesian Grand Prix, held 9–11 October in 2026 (Pole Position Travel). Race week fills every bed in the area.
Surf all year. Breaks like Gerupuk, Selong Belanak and Mawun bring surfers in every season, not just at peak.
A real town. Cafes, gyms, yoga studios and restaurants line the main road, so guests have plenty to do on foot.
Easy airport run. Lombok International Airport is around 30 minutes' drive from Kuta.
For a villa owner, that mix matters. Events, surf and lifestyle travel bring guests in different months, which helps keep a villa booked through the year.
What it costs to buy and run a villa
The purchase price is only part of the budget. Plan for these costs from day one so your rental returns hold up.

Stage | Cost to plan for | Notes |
Buying | Villa price | Off-plan villas are usually paid in stages as construction progresses |
Buying | Notary, legal and due diligence | Title checks, sale agreement (PPJB) and deed |
Buying | Transfer tax and VAT | Ask your notary for the exact amounts on your deal |
Buying | PT PMA setup | Company formation and licences, if you buy through a PT PMA |
Buying | Furnishing and fit-out | Appliances, linen and décor are often not included; check what is |
Running | Villa management | Usually a share of rental revenue, covering bookings, cleaning and guests |
Running | Utilities and pool care | Electricity, water, internet, chemicals |
Running | Maintenance and reserve | Tropical climates wear finishes faster; set aside a yearly reserve |
Running | Company compliance and land tax | Accountant, annual PT PMA reporting, PBB land and building tax |
What drives rental income
Location: walking distance to the beach and town lifts nightly rates.
Finish: fully styled villas photograph better and earn better reviews.
Amenities: a private pool is expected; a sauna or cold plunge sets a villa apart.
Management: a good local manager keeps occupancy up and owners out of day-to-day work.
Your checklist before you sign
Most problems in Indonesian property come from skipping checks, not from bad luck. Work through this list, ideally with your own notary or lawyer.
Check the land title. Confirm the certificate type, who holds it and that it is free of disputes or mortgages.
Check the zoning. Land use must match the zoning plan. Ask to see the spatial planning approval (PKKPR) for tourism or residential use.
Check the building permit. A villa needs a building approval (PBG). Ask for the permit number and see the approved drawings.
Check the developer. Look for completed projects, registered company documents and references from past buyers.
Read the sale agreement. The PPJB should set out the payment schedule, completion date, specification and what happens if construction is late.
Know exactly what is included. Ask for a written list of furniture, appliances and fittings. Brochure renders often show items that cost extra.
Plan the rental setup. Decide who will manage the villa and check they hold the right licence to operate rentals.
Get tax advice. Understand Indonesian tax on rental income and how it interacts with tax at home.
A look at Manuka Villas, Kuta
Manuka Villas is a private enclave of eight A-frame villas on a quiet street in Kuta. The beach is five minutes away and the main road two minutes, but the villas sit back from the noise.
Each villa is built to rent well and to live in:

Double-height living space under an A-frame of glass and timber, with a stone feature wall
Private plunge pool and terrace
Loft bedroom with air-conditioning, built-in wardrobe and a desk niche
Spa-style bathroom with walk-in rain shower and terrazzo finishes

Finish it your way
Every villa comes with its core furniture and fixed fittings. Buyers then choose how far to take it:
Move-In Ready: appliances, hot water, curtains and the essentials to live in it
Guest Ready: hotel linen, TV, Wi-Fi, smart lock and listing photos, ready to rent from handover
Signature: the fully styled villa you see in our renders

Selected villas can also add Outdoor Living, a furnished pool terrace. They can also add a private sauna and cold plunge, set up with Soma House, the contrast-therapy studio in Kuta.
Buying process
Select your villa, pay a deposit, set up your PT PMA, sign the agreements, then follow the build to handover. Payments are staged: 10% deposit, 50% at signing, 30% at foundation and 10% at structural completion.
Frequently asked questions
Can a foreigner buy a villa in Lombok?
Yes. Foreigners usually buy through a PT PMA (foreign-owned company) holding a Right to Build (HGB) title, or hold a Right to Use (Hak Pakai) title as a KITAS or KITAP holder. Full freehold (Hak Milik) is reserved for Indonesian citizens.
How long does HGB ownership last?
HGB starts at 30 years and can be extended to a total of 80 years.
Is Lombok a better investment than Bali?
Lombok is earlier in its growth than Bali, so entry prices are generally lower and the market is less crowded. Bali has more established demand. Many buyers see Lombok as the chance to buy into the next growth area.
Can I rent out my villa when I'm not there?
Yes, and many owners do. Renting legally means holding the villa through the right structure and using a licensed manager.
Do I need to live in Indonesia to own a villa?
No. With a PT PMA you can own and rent a villa while living abroad. A local manager handles guests and upkeep.
How do I get to Lombok?
Fly into Lombok International Airport (LOP). It has direct flights from Bali, Jakarta, Singapore and Kuala Lumpur. Kuta is around 30 minutes away by car.
Ready to see a villa in Kuta?

Manuka Villas has eight villas, and the ones with room for a sauna, cold plunge or outdoor terrace are limited. If Lombok is on your list, talk to us early.
